This project represents our first project in the Reading area. The development as a whole is located on 60 acres of land and aside from the residential units it includes the construction of a new primary school, an extra care home, gym, creche, café, restaurants and conference centre.
Phase 6 is the flagship phase of the Green Park development, comprising 459 apartments. It is located directly adjacent to the new Green Park railway station, which is due to open before Phase 6 is complete. The project involves the construction of 7 RC framed buildings ranging from 6 and 11 storeys constructed using in-situ concrete slabs, precast columns and twin wall cores. A podium deck spans between 4 of the buildings, supporting landscaped loads to provide communal open spaces.
Our delivery for this project was carried out under very tight timescales and included the delivery of a significant number of RC drawings and bar bending schedules that gave some cost certainty on those elements to our client. Significant changes following the delivery of the initial pack have been a challenge to address but has been helped by the phased nature of the construction.
Foundations for the site comprise 350 to 400mm diameter piles that are end bearing onto chalk at depth – in some instances circa 17m below ground level.
Our work on this project has included the scheme design of a multi-storey car park using two options: steelwork with precast floor units, and flat slabs. We have also been appointed to carry out temporary works designs such as hoarding, site accommodation, piling mats, and crane bases. The crane bases have been designed to Network Rail standards on account of the nearby railway.
